New Hotel Mooted For Development Site At Dublin's Connolly Station

CIE has enlisted the aid of agent Knight Frank in seeking offers to redevelopment close to seven acres of space adjacent to Dublin's Connolly Station and the IFSC.

According to The Irish Times, the area in question has the potential to accommodate a large-scale mixed-use development of 68,284 square metres, and is being offered via an agreement that's subject to an annual site licence fee that would be followed by the higher of a premium rent or an income sharing arrangement with the winning bidder.

The site is being offered in two parts, the first of which is approximately 4.85 acres and includes the CIE Group buildings and car park, as well as a section of the railway sidings. The second, two-acre part encompasses the airspace over the railway sidings and depot building, with Connolly Station being one of four areas, under the current city development plan, where structures are permitted to exceed 50 metres in height.

Reddy Architecture has put together a feasibility report that states, with planning permission, a 61,780 square metre development may be possible within the confines of the 4.85 acre site, while the area above the railway sidings could potentially accommodate a development of 6,503 square metres.

The full site's classification as an Objective Z5 zone means that it is permissible for facilities such as offices, apartments, hotels, shops, restaurants and car parks to be constructed there.
