Five-star hotel the Westbury has made an objection to plans to build a five-storey development on a Nama-controlled site near its premises.
The hotel is claiming that the building is not appropriate for the area and would stifle investment into the property, according to the Irish Independent.
Planning permission has been made to knock down the adjacent Chatham House and replace it with a five-storey retail space, a restaurant and 14 apartments.
However, in its objection to Dublin City Council, the Westbury claimed the new building would have a "serious adverse effect" due to noise. The hotel also claims that the new businesses, such as convenience shops or takeaways, could lower the reputation of the area as a high-end district.
The hotel has taken its appeal to An Bord Pleanala after the Council approved the permission for the development. The Westbury hosts about 100,000 guests every year and has invested over €17 million into the property in the last ten years.
It claims that unless strict controls are put on the new building, it could adversely affect visitor numbers which would, in turn, stifle investment necessary to maintaining its five-star status.
An Bord Pleanala will make a decision in the case by the start of January.
