JLL has announced that the Temple Bar Inn, on 40-47 Fleet Street and 7 Westmoreland Street, Dublin 2, is for sale.
On behalf of Heights Hospitality Holdings, JLL has been appointed as the exclusive selling agent for the hotel and is seeking offers in excess of €50 million.
“The Temple Bar Inn is a superb lifestyle hotel offering in the beating heart of Dublin’s Temple Bar,” said Dan O’Connor, executive vice-president, JLL. “This is a rare acquisition opportunity in one of Dublin’s best hotel trading locations, and we are therefore expecting significant domestic and international buyer interest.”
The hotel currently extends to 101 guest rooms. The sale also includes a separate, large ground-floor Tesco retail unit (tenant unaffected), in addition to 7 Westmoreland Street, which includes the recently opened Hellfire restaurant.
Offered for sale with the benefit of vacant possession, the property comes with full planning permission for the development of an additional 121 guest rooms. This includes a 111-room extension on Fleet Street, in addition to the development of ten feature suites situated above 7 Westmoreland Street.
JLL noted that the hotel occupies a prime city centre location on Fleet Street, in Temple Bar, close to Temple Bar Square, Trinity College, and all of Dublin’s major tourist attractions.
“Combining a highly profitable trading business with a prime retail unit at ground-floor level and the popular Hellfire restaurant, the Temple Bar Inn offers a flagship opportunity in central Dublin,” said Isobel Horan, senior vice-president, JLL. “There is also valuable planning permission in place, allowing a further extension of the hotel, bringing the total potential room count to 222.”
